The owners of the parcel on the northwest corner of Centreville and McLearen roads are requesting a special exception to allow a vehicle-servicing establishment. The Planning Commission public hearing date is 8 November
On the .70-acre parcel they propose a seven-bay Tires Plus by Morgan Tire and Auto. There are 12 Tires Plus stores in the DC metropolitan area, with the closest currently in Annandale. The stores carry a full line of tires, not just those manufactured by Morgan tire.
The building would be 24 feet high and of block exterior.
The services they offer would include light maintenance, fluids, tune-ups, brakes, transmission service, shocks, and of course tires. They would not do body work, painting nor any service that would require the dropping of an engine or transmission.
If the Board of Supervisors approved the special exception, and the county staff completes its review by April, construction would start in September or October 2002. A .4 FAR is allowed on this parcel, they are proposing a .18 FAR usage.
The access to this parcel will not be from McLearen Road but rather from the current access to the CSC building (which itself is for sale). Directly east of this parcel across the CSC-access drive is a proposed church. South, across McLearen Road, are the Texaco Station and an empty pad north of the Burger King. West is the Exxon Station on the northwest corner of McLearen and Centreville Roads.
